 | Mortgage Pre-Approval An mortgage approval means that your lender has reviewed your credit history, verified your assests and employment, and has approved your loan.It is important in todays real estate market with competing offers on several properties to be pre-approved for your mortgage financing prior to writing an offer. I recommend that you still write subject to financing just to make sure the house appraises for at least the purchase price.
With a pre-approved mortgage because all the necessary documentation has been submitted and reviewed by your lender the amount of time for financing approval can be a minimum of one day and that will ensure that you write a strong offer.

 | Balance of Your Down Payment When you write an offer on a property a deposit is given. The amount depends usually on the purchase price. This Deposit forms part of your Down Payment, so the balance of your down payment minus the deposit is needed when you see your lawyer. |

Besides the cost of your lawyer's fee you will need funds for Miscellaneous Cost and disbursements.
Miscellaneous cost are such as photocoping, postage,fax charges,file material, couriers and title Searches, ect. which add up to approx. $ 150.00.
Disbursements are cost such as goverment fees that the buyer of a property must pay.
As a convenience, your lawyer typically pays these costs and then recovers them from you the buyer.

Title Searches, ect
There are several costs incurred at the land titles office for title searches. computer access time, obtainining mocrofilm copies of documents, ect. The cost is approx. $ 45.00 plus GST.
Couriers
LaRGe amounts of monies, keys, title and mortgage documents, ect. A typical transaction will invole 4 to 6 couriers at a total cost of approximatelt $ 45.00 plus gst.
Registration Costs
These are also paid to the laNd title office at the time of registration. The cost of registering a title is approximately $ 75.00, and of registering a mortgage, if any, is approximately $ 100.00
