whether it's staging, fluffing things up a bit, decorating and or decluttering, What ever you do, try and keep it neutral!
A contemporary and minimalist space with neutral coloured walls and a limited number of personal items appeal to most buyers and ensures the best results when selling.
I can help by letting you know the most important things that buyers will be looking for in your home, and how to work with what you have.
Step back and view your home as if you were seeing it for the first time. This is the "first Impression" stage. Depending on the season you may want to have pots of colorful and attractive flowers to greet buyers, a clean and inviting door mat, new and shiny handles and or knocker and a freshly painted exterior door. Remove clutter from your yard and ensure that your walkway, driveway and backyard decks ar clean.
One of the most important things that you can do to prepare your home for sale is to get rid of clutter. Rooms, Closets, Cupboards and Hallways will appear larger and more inviting if you remove unnecessary items and tidy up everything else. Prospective buyers will be looking in closets, under sinks and throughout your basement, but they will not go into dresser drawers, as this is a personal furniture that will not be staying , so if you have to, dresser drawers could be a good temporary place to store little items.
A clean house makes the expression that your home has been well cared for. Wash windows and leave them open for awhile to air out the rooms. Vacuum and clean carpets and drapes if necessary to eliminate cooking odours, smoke and pet smells. Wash light fixtures, Baseboards, mop and wax floors and give your stove and refrigerator a thorough once-over. Was fingerprints from light switch plates and polish door knobs. The two most important rooms are the Kitchen and Bathrooms, so pay particular attention to these areas.
Though you love your family photos and collectibles and they make your home truly yours, when you are going to sell your house, the goal is not to have your stamp on it. Buyers have a hard time seeing past your personal possessions and picturing themselves at home. Far from rendering your home a featureless blank slate, removing some personal items will actually show off your homes dimensions and fixtures, making everything appear more spacious and showing buyers how their possessions will look there.
Many potential buyers are willing to pay a premium for good decor. To appeal to the highest percentage of buyers, keep your decor simple and modern with neutral wall colours. Painting in a fresh neutral colour helps tone down any dated finishes in the space. Sometimes to much of a unique style can be detrimental when its time to sell.
There's a common belief that rooms feel larger and will be easier to use if all the furniture is pushed against the walls, but this isn't the case. If you have enough space in a room consider furnishing the space by floating furniture away from the walls. Reposition sofas and chairs into cozy conversational groups and place pieces so that traffic flow in a room is obvious. Not only will this make the space more user friendly, but it will open up the room and make it seem larger. Sometimes homeowners have reconfigured their rooms to reflect their lifestyles. The Dining Room has become a home office, a bedroom has become a den, and the Master Bedroom is a combination exercising room. All of this is fine and probably a good use of space . . . .until you decide to sell. It is best to return rooms back to their original function.
If your drapery amd window coverings are old and torn a simple inexpensive window treatment can do wonders. Consider purchasing a mini blinds and or adding a valance swag that complements the room decor. This can be very inexpensive and appealing and will open up a smaller room and make it appear larger and brighter.
